HC Partners prepare an Information Memorandum (IM) for distribution to investors.

An investor reviews the IM and decides that the Select Loan Investment suits their investment portfolio and risk objectives.

HC Partners then manage legal & accounting consultants to coordinate facility documents for the investor.

HC Partners manage the interests of the investor throughout the project providing appropriate progress reports.

Capital is returned to the investors or they may choose to reinvest their returned capital into the next HC Partners Select Loan Investment.

About the directors

the team

The Directors of HoldenCAPITAL Partners have extensive knowledge of the Australian property market with over 80 years of property and banking experience between them.

We are focused on residential and commercial property trusts. The funds' financial reports and compliance plans are audited annually and subject to half-year review by William Buck.

The funds only provide short term loans to a maximum of 24 months, making it more liquid than traditional mortgage funds.

This is the most secure type of loan, as first mortgages have priority over all other forms of security over the subject property in the event of default.

Second Mortgage

These types of loans refer to loans that are subordinated to preexisting or prioritised loans secured against the same property. In the event of default, any earlier loan is repaid in priority, subject to the terms of any priority agreement.

Preferred
Equity

25+% pa^

In most instances, these types of loans are secured under a loan agreement providing the lender with priority rights in respect of the borrower’s interest in the Project, with stepin- rights allowing them to act to protect those rights. While not providing the same benefits of registered securities, this type of arrangement provides investors with a heightened return reflective of the risks involved.

Who invests with HCP?

Qualified sophisticated/wholesale investors are invited to participate in HoldenCAPITAL Partners' investment opportunities.

The following is a summary of who is considered a sophisticated/wholesale client in accordance with Chapter 6D or 7
of the Corporations Act 2001:

Product value test:
Where the initial amount paid by the investor at the time of investment in a Select Loan Investment is at least $500,000. The person will remain a wholesale investor even if their investment subsequently falls below $500,000.

For investment less than $500,000, the following tests apply:

Individual wealth test:
The person has provided a certificate by a qualified accountant stating that the person has net assets of at least $2.5million or gross income for each of the last two financial years of at least $250,000.
